FACTORING SERVICE
Many of our properties house a mixture of tenants and owner occupiers. Where Glasgow West HA is the majority within a building or has an interest in the property we will assume the responsibility as factor. We aim to provide a comprehensive service to our owner occupiers and all are issued with a Common Factoring Agreement detailing both parties responsibillities. MaintenanceWe will ensure the fabric of the building is maintained and insured, regular inspections and cyclical maintenance programmes will be caried out. Common repairs will be identified by our Property Services Team's, these repairs will be recharged to owner occupiers as stated in the Deed of Conditions. InvoicesInvoices are issued half yearly in May and November, Managment fees and Insurance are charged in advance all other charges are retrospective. Contractor invoices can be viewed at the office by appointment. PaymentsThe most convenient way to pay your factoring account is by Standing Order or by Allpay Card. We've introduced Allpay.net to give you greater choice and flexibility in paying your rent. Payments can be made using the PAYPOINT swipe card at any post office, shop or garage displaying the PAYPOINT or payzone logos. Contact Caroline Mills on 0141 331 6673 for a Payment card. Payments can also be made at our office by cash or cheque. Owners pay a reduced premium when they make their own Insurance arragements providing they produce a copy of their policy and annual confirmation of payment of premium. Please note that if your Factoring fees are not paid to date then your Insurance is invalid and cannot process any claims until the fees are paid in full. Shared Ownership offers the option of purchasing a share or “tranche” in the property which can be 25% (minimum), 50% or 75% of the total value. The share can be purchased by means of a mortgage or by a capital sum, such as savings for the appropriate amount. The Housing Association own the remaining share and set a payment which is based on a tenancy rent. Applications for Shared Ownership will only be accepted by post, e-mail applications will not be considered.
