GWHA

Glasgow West HA is a voluntary, non-profit making organisation, registered with The Scottish Housing Regulator as a Registered Social Landlord (RSL) and the Financial Services Authority. It has been recognised by the Inland Revenue as a charitable organisation. It was formerly known as Hillhead HA and has a history dating back to 1978.

The Association own more than 800 affordable rented properties in the Anderston, Kelvingrove, Hyndland, Hillhead and Burnbank Gardens communities of Glasgow. Factoring services are provided to almost 100 commercial units and to more than 400 owner occupiers and sharing owners who live alongside Glasgow West tenants in mixed-tenure developments.

Services are provided from offices at 5 Royal Crescent which were bought by the Glasgow West HA in 1996. The main office building was upgraded in 2005 to barrier free standard and, at the same time, a previously unused two-storey extension was fully refurbished to provide additional office accommodation and a community facility.

In April 2004, Glasgow West HA was appointed as a Local Housing Organisation (LHO) and, in conjunction with local residents, it now manages 800 properties on behalf of Glasgow HA in the Anderston and Hyndland areas of Glasgow.

With around 2000 tenants, owners and commercial premises now receiving services from Glasgow West HA it has grown to become one of the largest RSLs in the West End of Glasgow.

The Area

Glasgow West HA operates in a mature set of inner city neighbourhoods, made up primarily of high density pre-1919 tenemental stock, with few gap sites and limited development opportunities.

From the most high demand private housing in the country to deprived pockets, the area is noted for its diversity. The ethnic diversity is far greater than that of the wider Glasgow area. There is a high demand for all tenures, and apart from some non-traditional housing developments in Anderston, tenure is invisible.

Unlike the rest of the City, the area has a very stable population, with private sector domination and social housing in the minority. The low turnover in Glasgow West HA stock and particularly high demand places an increasing strain on limited resources. Local services are valued, work accessibility is good and there is considerable neighbourhood and community attachment.

Tenant Profile

Glasgow West HA’s tenancy profile is reflective of the local communities in which it operates. The tenant base is fairly settled with one third of current residents having lived in their accommodation for more than ten years.

The majority of Glasgow West properties are either one or two apartment in size and it follows that single adults and adult couples are the main groups within the tenancy profile. 25% of households include children under the age of 16.

The Residents Survey of 2001 established that more than one third of tenants are economically active or in education or training programmes. 25% are retired. The average mean household income is approximately £170 per week.

All Glasgow West tenants enjoy the benefits of the Scottish Secure Tenancy Agreement, introduced by the Housing (Scotland) Act 2001. One third of tenants have a preserved right to a registered rent and just over 100 tenants have a preserved Right to Buy.
